What is Equity Release?

Homeowners aged 55 and over can use equity release plans to unlock some of the cash that’s tied up in their homes. They can generate a tax-free cash lump sum, which can be used in a variety of ways including; home improvements, holidays, help with daily living costs or gifts to family members to see them enjoy their inheritance now. The most popular type of equity release plan is a lifetime mortgage. A lifetime mortgage is a loan secured against your home and is also available as a drawdown option allowing cash to be drawn as and when it’s needed. Each type of plan has its own advantages and disadvantages, which is why it’s so important to seek specialist advice on the best type of plan before making any decision. Equity Release is regulated by the Financial Conduct Authority (FCA) and can only be sold following qualified advice.

Is equity release regulated? - Yes, equity release is regulated by the Financial Conduct Authority. And as an additional safeguard, all the plans we recommend meet Equity Release Council standards.Do you still own your home? - Yes. With a lifetime mortgage, customers will always own their home and can stay in it for as long as they like.Can you move house? - Yes. All of our plans meet Equity Release Council standards and can be transferred to a new home (subject to the lender’s criteria).Will a plan leave debts for the family? - All plans that meet Equity Release Council standards come with a ‘no negative equity guarantee, meaning that no matter what happens to house prices, the amount owed on the plan will never exceed the value of the property.What happens to any inheritance? - The value of an equity release customer’s estate will be reduced by taking a plan. However, some plans allow for an inheritance to be guaranteed should this be important.Will means-tested benefits be affected? - An equity release plan may affect a customer’s entitlement to means-tested benefits. The good news is that all of our advisers have access to software that calculates current benefit entitlement and any effect that equity release may have. They will then look for ways to reduce or remove that effect in order to retain benefits.How is the home’s value assessed? - An independent surveyor will be instructed to ascertain the value of the property before the equity release offer is confirmed.How flexible are the plans? - Being independent we compare all the options available in the Northern Ireland equity release market, so whether it’s low rates, high loan amounts or flexible features, we have it covered.Can equity release be paid back early? - Equity release is usually a lifetime commitment, so the plans aren’t typically designed to be repaid early. The majority of plans have fixed early repayment charges and the charge will always be made very clear should there be a wish to repay the loan early.Are there monthly payments to make? - It is possible for customers to make partial capital or interest repayments on the loan which allows you to keep your outstanding balance down. With a lifetime mortgage there is also the option not to make repayments which means the roll-up of interest, this is repaid when the plan comes to an end, when the surviving partner dies or moves into long-term care.How much does equity release cost? - There are associated costs with equity release in the same way there may be with a regular mortgage, these can include fees such as surveyor’s valuation and solicitors fees. Unless you decide to go ahead, our service is completely free of charge, as our fixed advice fee of £1,799 is only payable on completion of a plan. An adviser will always talk through any costs involved initially, as each plan is different.
